Scott Nicholson

Scott is a 28-year veteran of the Austin real estate market.

For the last 18 years Scott has owned and operated his own boutique commercial real estate firm: Discovery Realty Group. In operating his own firm, Scott has leveraged his prior experience as a top producer with both ReMax and Keller Williams, where he also founded and operated one of the top producing KW teams in the Austin market. Scott was selected to be on the original board of directors for KW Commercial and taught classes in his expertise of “contract to close”.

As a lifelong Austinite, Scott has experience across a very wide spectrum of the Austin MSA commercial real estate landscape and maintains a diverse portfolio of clients. He has represented tenants across the full spectrum of commercial real estate from a large regional trade group operating dozens of boutique grocery markets and hundreds of convenience stores to decades of representing tenants in office, industrial and retail leases across the Austin MSA.  Scott’s clients have also included retail, office and industrial tenants in the DFW, and Houston markets.

Scott isn’t your typical Commercial Real Estate Broker; he brings a GIANT toolkit to his business drawing from decades of experience in leadership, team building, creative problem solving, risk management, a diligent work ethic, and relationship building skills.

Scott’s client portfolio is as diverse as his many life interests. He has a wealth of experience with a multitude of business types, cultures, real estate types, and geographical markets. Working with Scott not only brings you an extremely competent real estate representative, but also a valued advisor to your real estate ventures, both large and small.

Scott is also a lifelong conservation advocate, ranch broker, and an armchair biologist and archeologist. He has been involved in executing conservation-ranch deals for the last 20 years representing groups including the San Marcos River Foundation, Save Our Springs, and The Great Springs Project in an ongoing Edwards /Trinity Aquifer recharge zone acquisition/conservation project.

Scott has received the “Friend of the San Marcos River” annual award from the San Marcos River Foundation and is a current board member for the Texas Cave Management Association. In this capacity Scott has also worked closely with regional Scientists and Professors in a variety of endangered species-based projects including spring sampling for eDNA and cave and spring fauna studies.

Scott has also visited many archeological sites in the Pecos River region and in late January 2026 Scott participated in a cave-exploration expedition into the Sierra Del Burros mountain range in Coahuila, Mexico, which will be first in a series over the next decade. Prior to 2020, Scott also operated a trekking-guide service operating with a business partner based out of Cusco, Peru, leading treks high into the Andes and offering deep cultural immersion experiences.

Scott’s diverse interests and adventures allow him to build and utilize a broad set of skills; from leading a trekking group in the Andes, to guiding backpacking trips in TX, NM, and CO; from exploring deep vertical caves to navigating complex landscapes in Northern Mexico and far West Texas.  Additionally, Scott is a certified NOLS Wilderness First Responder.

As a lifelong Austinite, Scott and Laura, his wife of 31 years, have raised two amazing sons. They enjoy all manners of hiking, traveling, art, playing guitars, and walking Dr. Watson the Wonder Dog.

Many of Scott’s clients become lifelong friends, and needless to say, it is an enjoyable experience to work with Scott and achieve your goals in real estate.
